Client Selection and Reservation
Due to the fact that the Project is being implemented on the basis of a valid zoning decision and building permit, Clients are not allowed to make or suggest any change in the modification of the housing unit or any other change that affects the building design, layout and superior equipment of the interior and its accessories.
However, before the implementation of the relevant phases of construction, it is possible to make a selection from the offered standard interior design (tiles, paving, doors, sanitary facilities, furniture, etc.). The interested party may be offered the option of ordering some extra-standard equipment for the housing unit as for instance outdoor blinds, etc. in accordance with the construction milestone of the Project.
After arranging a personal meeting with Listing Agent of the Properties, the client will meet in our sales centre or at the MDAICReal's bank (witnessed by the project's Bank Officer) to sign the Reservation Agreement. This Agreement is provided with all the terms and conditions of the purchase of the apartment. The payment of the non-refundable Reservation Fee of EUR4,200 (CZK 100,000) incl. VAT can be paid by cash or by bank transfer, within Five (5) banking days from the effective date of signature of the Reservation Agreement. Only after payment of this fee will the Reservation Agreement become effective.
In order to simplify the process of buying an apartment, we have prepared for you recommended options for financing the purchase of your selected property with your own resources only or through a mortgage or a donation. Of course, this is only our own offer and procedure, in which we approach each client individually and allow you to finance the purchase of your selected apartment according to your own preferences, which shall, in any case, meet our purchase conditions.
MOU on the Apartment Purchase
A Memorandum of Understanding (MOU) on the Purchase of the Apartment will be signed within the reservation period and after financing has been secured. It determines the terms and conditions under which the Purchase Agreement itself will be concluded. The main condition is the approval of the Project. Within Ten (10) banking days from the effective date of the signature of the Memorandum of Understanding on the Purchase Apartment / Property, the Interested Party shall pay 10% of the Total Purchase Price incl. VAT. The Reservation Fee will be deducted from this Total purchase Price of the apartment. All payment must be directly paid to the Project Account managed by the Financing Raiffeisen Bank, a.s.
Construction and Occupancy Permit
Estimated construction completion date – Autumn 2024.
After approval, the Registered Party will be invited to deposit the remaining part of the Total Purchase Price to the indicated project account maintained and managed by the financing bank of the Project. Under the conditions agreed with the financing bank, the Project Owner, MDAICReal, s.r.o. shall delete all lien on the object of the future owner no later than Sixty (60) days from the effective of payment of the Balance of the Total Purchase Price. After the submission of the application for deletion, the proposal for the transfer of ownership right of the client shall be submitted, but the client will take note that after a certain short period, this lien of the financing bank will still be listed in the cadastral office of Kladno.
Delivery and Purchase Agreement
Estimated date – Spring 2025.
The signature of the Purchase Agreement (PA) shall take place after full payment of the entire Purchase Price. After signing this agreement, the apartment will be handed over (with a signed handover protocol) and the client can start moving in. From the moment the apartment is handed over, the shall start paying all fees associated (association fees) with the use of the property, and conclude contracts with service and energy suppliers. The Operations Management Agreement of the building is undertaken by MDAICReal.
Registration in the Cadastral Office
The ownership right of the property transferred to the Client shall be registered in the cadastral Office of Kladno shall be submitted after full payment of the Balance of the Total Purchase Price and signature of the Purchase Agreement. Within a period of Sixty (60) days maximum from the effective date of full payment of the Purchase Price, all liens on the property shall be deleted.
We will provide the client with a warranty for the quality of the construction part of the property for a period of thirty-six (36) months and for its furnishings and equipment for a period determined by their manufacturers. The warranty period enters into effect from the effective date of the property ownership right transfer to client at the relevant cadastral office. The warranty period regarding the common parts of the Project shall last thirty-six (36) months from the date of establishment of the community of owners, i.e. from the date of registration of the community of owners in the public register. For the supply of products and equipment for equipping units or common parts, the warranty period is set by their manufacturer. The procedure for making complaints is governed by the Warranty complaint regulations and Policy.
